    Co-founder & CEO

    Ryan spent over five years working in IT compliance at Guy's and St Thomas' NHS Foundation Trust, one of the largest and most complex NHS trusts in the UK. He managed compliance tracking systems covering thousands of assets, regulatory requirements, and audit processes. As a portfolio landlord himself, he experienced first-hand the gap between enterprise-grade compliance tooling and the spreadsheets most landlords rely on.

    15 years across estate agency, lettings and portfolio management gave me an uncomfortable front row seat to a persistent industry problem: landlords and agents consistently exposed to compliance risk they don't see coming. Ground8 is our answer to that. A property compliance tool built around the Renters' Rights Act 2025 by people who've lived the problem and are looking at ways to make this less of a burden for proactive Landlords and Agents.

    Why NHS compliance experience matters

    The NHS operates under some of the strictest regulatory requirements in the world. Managing IT compliance at Guy's and St Thomas' meant tracking thousands of assets against multiple regulatory frameworks, with zero tolerance for missed deadlines.

    We've taken the principles and processes that keep NHS systems compliant and applied them to property compliance. The result is software that's built with the rigour of enterprise compliance tooling but designed for the day-to-day reality of managing a property portfolio.

    We believe every self-managing landlord in the UK should have access to professional property management and compliance tools — not just the large property companies. Our mission is to make compliance simple, automated, and affordable for landlords with 5 to 30 properties in England, so they can focus on what matters: providing quality housing and growing their portfolios.
